Residential Subdivision Assessor Neighborhoods - Residential subdivision neighborhood boundaries are generalized groupings of residential subdivision properties (typically single family residential platted parcels where the lot size is <1 acre) that the Assessor's office uses for mass appraisal and property valuation purposes. Properties that move similarly in the real estate market will exist in the same group. These neighborhood boundaries represent analysis areas where market factors such as zoning and access to utilities are generally the same. Residential subdivision neighborhood boundaries are generalized divisions of Clark County that follow street centerlines, hydrological boundaries, municipal boundaries, zoning/comprehensive plan boundaries, and boundaries of individual properties. Due to this, other property types (residential acreage, multi-family, condominium, industrial, and commercial) will exist within the residential subdivision neighborhood boundaries. This layer contains neighborhood numbers 100-499. Neighborhood numbers 400-499 are temporary neighborhoods used for new development valuation. Properties can remain in a 400 neighborhood for up to 4 years. |
